Common types of title documents/deeds are: Grant, Quitclaim, Trust Transfer, Interspousal, Warranty, Affidavit of Death of Joint Tenant, etc.
PINK Legal is able to assist with most simple title changes that do not involve a monetary transaction (non-sale transfer of property), such as adding or removing a spouse, titling your house into or out of a living trust, adding a child to your deed, removing a joint tenant from title, etc. That said, we are not able to assist with questions about real estate law or tax implications of property transfer. Deeds and Affidavit of Death Process
- Provide PINK Legal with copy of most recently recorded deed—email, over the phone or in-person.
- If you do not have a copy of the most recently recorded deed, PINK Legal can attempt to request it from the American Title Database. There is a $10 fee.
- Contract and PINK Legal service fee is due.
- Documents prepared—can take up to one week turn around.
- Client to review documents. Signatures of all granting parties must be notarized.
- Client to submit signed and notarized documents to be recorded in County where the property is located.
